Your Home Inspection and Maintenance Checklist for Spring — Part II

by | Home Inspectors Texas Hill Country

With warmer weather making an appearance, many Hill County homeowners are starting to think about all of the exterior maintenance items that they put on hold over the winter months. Spring is a great time of year to perform a thorough home inspection to ensure all systems and components are functioning as they should be, and Hardy Boys Inspection Services is happy to help you do so. In our previous post, we reviewed five key interior maintenance tasks and today, we’ll cover five critical exterior tasks that should be completed. Let’s get started!

5 Exterior Home Maintenance Items

Roof Inspection

Your roof is one of your home’s most important components. After all, it protects you and your belongings from severe weather and the sun’s harsh rays. Since it is exposed to the elements day after day, it is a good idea to inspect it at least once a year to make sure the shingles are not loose, cracked, or otherwise damaged. This is best done by being up on the roof, so it might be necessary to contact a reputable roofer if you don’t feel comfortable doing this on your own.

AC Unit Maintenance

In the upcoming months, your air conditioning unit will work overtime to keep your indoor temperatures cool and comfortable. Inspecting and cleaning your AC unit and the area around it can help ensure it works as best as possible this summer. Spring is also a great time to schedule a professional tune-up of your entire HVAC system to make sure it is running properly and efficiently.

Deck Inspection

You’ll likely be spending a lot of time out on your deck this summer, so you want to make sure that it is in good condition and up to the task of supporting increased weight loads. Check your deck for signs of rot, deterioration, loose nails, and other hazards and perform needed repairs ASAP. While you are at it, be sure to check your deck and other wood structures for signs of termite damage. Need help? We offer termite inspections!

Sprinkler System Test

Over the winter months, it is possible that one or more of your sprinkler heads got tweaked. Before you set your weekly watering schedule, be sure to do a test run of your sprinkler system. Make note of any heads that are spraying the house and lines that seem to have pressure issues. This will help you identify where adjustments need to be made and give you time to replace any broken heads or lines before the days get longer and hotter.

Concrete Check

The soil in Texas is known for having a high clay content. That means it expands and contracts much more than soil in other parts of the country when we bounce back and forth between heavy rains and drought-like conditions. That is bad news for concrete surfaces, as it causes them to sink and crack. This can create tripping hazards and affect the structural integrity of the slab if conditions are allowed to deteriorate.
